Build your home on your schedule

Waiting days for an inspection holds up every trade that follows. With a licensed private provider, your inspections happen when your home is ready for them, and Florida law sets firm deadlines for the building department’s part of the process.

  • 3-day plan review with a sworn compliance affidavit
  • Same-day inspections available, including after hours and weekends
  • Every phase covered: foundation, framing, MEP rough-ins, insulation and final
  • Fast closeout: 2 business days for the building official to issue your certificate after our certificate of compliance

Residential Inspection Questions

Are there faster deadlines for homes?

Yes. For single-trade plan reviews on one- and two-family homes, the building official has 5 business days to flag incomplete documents. After our certificate of compliance, they have 2 business days to issue the certificate of occupancy or completion, or the request is automatically granted.

Can I switch to a private provider in the middle of my build?

Yes. Florida law lets owners choose a private provider at any time. The notice is filed before your next scheduled inspection and we take over from there. See how it works.

Does a private provider cover fire review?

No. Under §553.791, the private provider covers the Florida Building Code. Fire prevention and firesafety codes adopted under Chapter 633 stay with your local fire official. We coordinate our review and inspections around fire review so it doesn't hold up your schedule.

Does the building department still review flood zone requirements?

Yes. Floodplain management, zoning and other local requirements stay with the local jurisdiction. We review and inspect for Florida Building Code compliance.
