Keep commercial projects moving

On a commercial job, every day waiting on a review or an inspection costs money in rent, carrying costs and idle crews. As a licensed private provider under Florida Statutes §553.791, we perform the plan review and required inspections in place of the building department, so your schedule follows your construction, not the municipal queue.

  • 3-day plan review by licensed professionals, with a compliance affidavit filed with your permit application
  • Statutory deadlines: the building official has 10 business days to flag incomplete documents, or the permit is deemed approved
  • Every required inspection, from foundation to final, in person or virtually
  • Certificate of compliance at closeout; the building official then has 10 business days to issue your certificate of occupancy
  • Statutory fee reductions of at least 25%, or 50% when we handle all plan review and inspections

Commercial Inspection Questions

How fast can commercial inspections be scheduled?

Same-day inspections are available. Florida law also lets private providers inspect outside normal hours, including evenings, weekends and holidays.

Will my permit fees go down?

Yes. Florida law requires the jurisdiction to reduce permit fees for the plan review and inspections a private provider performs. Commercial projects get minimum reductions of 25%, or 50% when the private provider handles all plan review and inspections. See how fee reductions work.

Does a private provider cover fire review?

No. Under §553.791, the private provider covers the Florida Building Code. Fire prevention and firesafety codes adopted under Chapter 633 stay with your local fire official. We coordinate our review and inspections around fire review so it doesn't hold up your schedule.

What if my building is over three stories or 50 feet?

It's a threshold building and needs a special inspector for structural work in addition to building code inspections. We provide both. Learn the difference.
