  • Tenant Build-Outs First- and second-generation restaurant spaces in centers and mixed-use buildings.
  • Kitchen MEP Hood exhaust and make-up air, gas piping, grease interceptors and electrical loads.
  • Freestanding Restaurants Ground-up quick-service and full-service buildings, including site work.
  • Bars & Assembly Spaces Occupant load, egress and accessibility for dining rooms, bars and outdoor seating.

Open on schedule

Rent starts, staff are hired and the grand opening is booked, yet the building department’s calendar decides when you open. With 3-day plan review and same-day inspections available, we keep restaurant build-outs moving from demo to final. We coordinate our inspections with your fire and health approvals, document everything for the building official, and issue the certificate of compliance so you can get your certificate of occupancy.

Restaurant Project Questions

Do private providers handle the fire and health department approvals?

No. Fire review (for example, hood suppression systems) stays with the local fire official, and food service approvals stay with the agencies that issue them. We handle Florida Building Code plan review and inspections, and schedule them around those approvals.

Can inspections happen outside business hours?

Yes. Florida law prohibits building officials from blocking private provider inspections after hours, on weekends or on holidays, which helps when you're building in an occupied center.

Will my permit fees go down?

Yes. Florida law requires the jurisdiction to reduce permit fees for the plan review and inspections a private provider performs. Commercial projects get minimum reductions of 25%, or 50% when the private provider handles all plan review and inspections. See how fee reductions work.
